Your advance payment includes...
• A deposit of 3 months' rent.
• The one-off service fee/admission fee
The amount of the admission fee varies depending on the rental period:
a. For half a year in the amount of 240 euros
b. For a whole year in the amount of 90 euros
The deposit is used to cover damages, and if the apartment is in good condition when you move out, you will receive the deposit back in full.
The administration fee covers all administrative activities relating to your rental contract and stay at The Dorm. The administration fee is non-refundable.
The all-inclusive rent covers the costs for your fully furnished apartment, including the utilities of water, heating and electricity. Your rent also includes access to high-speed internet (1 gigabit) and use of the public areas, which are regularly cleaned by our staff.

When booking your room, you can also book additional services for an extra charge. This includes:
• Cleaning service in the room
• Laundry service
• Pitch
• Storage room
• Kitchen equipment: 2 plates, 2 bowls, 2 sets of cutlery, 2 cutting knives, 2 glasses, 2 cups, 1 pan, 2 saucepans, wooden spoon, spatula, 2 tea towels, 2 towels Cleaning cloths, 1 dishwashing brush
Once you have chosen your desired location and an available room, we need a few more documents from you. Once you have sent us all these documents and we have confirmed them, you will receive your rental contract.
We need:
• a certificate of income from the guarantor (last three months)
• proof of studies or training/apprenticeship, identity card of the guarantor and the tenant, that from we provided application form provided by us, filled out (click here to download).

It is possible to shorten the contract from full-yearly to half-yearly, provided that the corresponding surcharge for the half-yearly rent is paid subsequently.
Cancellation is not possible.
An extension of the tenancy must be requested in writing by registered letter 8 weeks before the move-out date, to:

After expiry of the contract term, there is no automatic renewal through continued use of the rental object.
The rooms can be rented on a six-monthly or annual basis, with a minimum rental period of 6 months.

The apartments are fully furnished. Bring your own crockery, bed linen, pillows, comforter, towels and personal belongings.
Frankfurt: The ideally connected location of "The Dorm" allows quick access to education, amenities and fun. You can get from A to B in no time at all by public transport, cab, on foot or by bike. Riedberg University is five minutes away by bike and twelve minutes on foot. The nearest train station with excellent connections is just a minute's walk away and a 15-minute train ride will take you to downtown Frankfurt. Alternatively, the nearest bus stop is just around the corner.
You can also store in the supermarket next door or visit the CrossFit Gym opposite, which offers various fitness classes throughout the day.
Mainz-Kastel: The ideally connected location of "The Dorm" allows quick access to education, amenities and fun. You can get from A to B in no time at all by public transport, cab, on foot or by bike.
The beautiful banks of the Rhine are just a 3-minute walk away, allowing you to enjoy sunsets on the lively riverbank. The nearest bus and train station can also be reached in 3 minutes and in just 10 minutes you can get to downtown Wiesbaden or Mainz.
Each apartment is equipped with an intercom system and an electronic locking system.
Our building, including the entrance area and communal areas, is also under video surveillance and the house manager, who is based in the building himself, is available to you every day during certain office hours.
The main entrance and the entrance to the public areas are only accessible with a chip. You will receive this from us. For the purpose of tracking theft, we register whose chip is used, at which facility and at what time.
The parking spaces are also only accessible to authorized persons. There is an automatic check via license plate.
Yes, there are bicycle racks for locking up in front of the entrance doors and video- monitored storage facilities for bicycles in the cellar rooms, which are only accessible with a chip.
You can be sure: Each apartment has beautiful lamps and modern, innovative custom-made furniture designs that maximize the use of living space. Included is an innovative folding bed which, when retracted, reveals a cozy sofa. In addition, the apartments are equipped with a spacious closet, a standing shelf, a desk chair and a desk that can be extended and converted into a spacious dining table.
Each room has a modern bathroom with marble interior, a shelf with storage space, a shower with glass paneling and, of course, a toilet and wash basin.
The kitchen is with stove, refrigerator, grill-microwave equipped and the communal kitchens also have other necessary kitchen utensils.

The Community Manager is based in the Dorm and is available to you every day during certain service times.
Living together in The Dorm requires special consideration for one another. Harassment and disturbance of fellow residents must be avoided.
The house rules are attached to the rental agreement.
You will of course have your own letterbox in the entrance area.
Parcels can be accepted by our staff if you are absent, provided the delivery falls within their service hours. You can collect the parcel from the house manager during opening hours.
Both locations in Frankfurt and Mainz-Kastel have parking spaces, which can be rented together with the apartments on a six-monthly or annual basis for EUR 60 per month.
You are free to hang pictures, posters and anything else you like on your walls. The only important thing is that whatever you use to hang it up doesn't leave any residue behind.
Pets are not allowed.
The common rooms are accessible 24/7.
Yes, the spacious cellar has a large number of storage rooms, which can be booked for a fee.
It is possible to shorten the tenancy from one year to six months, provided that the corresponding surcharge for the admission fee, namely EUR 150, is paid in arrears.
Termination & Moving out
When it's time to leave, this section guides you through ending your lease and moving out hassle-free.
The right to ordinary termination is excluded during the term of the contract. Extraordinary termination is not affected by this. However, you can terminate your contract early if you find a suitable new tenant. You can find details on this in your tenancy agreement.
Your deposit will be returned to you after you move out.
A change of apartment is possible on request. A new admission fee will be charged when changing.
The notice of termination must be submitted on time, the apartment must be cleaned and the tenant must move out one week before the end of the contract.
General Information
Are there barrier-free and wheelchair-accessible rooms?
Yes, all our rooms are barrier-free and accessible by elevator. We also have wheelchair- accessible rooms on every floor.
The admission fee is due upon conclusion of the contract (new contract, change of room) and includes the costs for drawing up the contract.
The service fee is included in your All-In price each month and covers services such as the use of communal areas, security, house management, reception service with rental items, etc.
The amount of the admission fee varies depending on the rental period:
a. For half a year in the amount of 240 euros
b. For a whole year in the amount of 90 euros
Yes, you should register with a residents' registration office within 14 days of moving in. You will receive the landlord's confirmation of residence from us when you move in.
The broadcasting fee is payable monthly, but can be waived on request if you receive BAföG.
Subletting is possible by arrangement.
Liability insurance covers any damage incurred, although the benefits included vary depending on the insurance company. It is advisable to make sure that the loss of the apartment key is covered by the insurance, as the costs of 150 euros for the loss of the apartment key and 60 euros for the loss of the chip would otherwise have to be borne alone.
Liability insurance is one of the documents you will need to move into The Dorm.
The apportionable service charges are included in your monthly all-in rent, and we strive to keep these stable.
However, due to the current global situation, particularly in relation to rising energy prices, it may be necessary to adjust your share of service charges during your rental period.
It is important to emphasize that we want to provide you with transparent cost planning for your studies and that we do not make any profit from such increases in ancillary costs. We simply have to cover the cost increases of the current market appropriately.
When transferring money to us from a foreign account, please note that fees may apply.
These costs arise from the exchange rate of the foreign currency and the transfer fees charged by the foreign and domestic bank for the transaction. As a rule, your bank will show you all the fees incurred for foreign transfers directly. You must bear the additional fees for the foreign transfer yourself and take them into account accordingly when making the transfer.
